Patrik Landstorp works with property development in Eskilstuna and has had many collaborations with LLENTAB over the years. When we go up to interview him and get his perspective on custom building solutions, we learn that he is just about to go with his family to Hamburg to participate in Ironman 2023 there.

Patrik, together with his brother Fredrik, runs Landstorps Fastighetsutveckling and they sit in Eskilstuna’s old industrial quarter, in a building that in practice is a 150-year-old steel hall, where locomotives and steam-powered machines were once manufactured.

“Well, I sit in an old industrial building designing new industrial buildings. Here we have a 150-year-old building that has been adapted to today’s requirements regarding heating and ventilation. So the lifespan of a steel hall is extremely long,” says Patrik, smiling at the obvious coincidence.

For Patrik, a construction project usually lasts between 7 and 9 months, including contacts with authorities and other parties in the process. A typical example is presented to us, Eskilstuna is JSB Pulverlackering, where an existing smaller building was built into a LLENTAB hall of 3500m2. Despite a lot of ground work, they stayed within the time frame, thanks in large part to a well-established collaboration with LLENTAB.

Patrik continues: “I choose LLENTAB because of good communication with their sales and design departments at an early stage to find solutions before all contracts are written”. He perceives that LLENTAB’s role in this way is broader than just delivering a quote, you go into the details and find and design solutions at a very early stage, as a partner.

We drive around to see more of Patrik’s projects and pull over to Stiga Sports. Here we have the home of table tennis tables and table-top hockey games, and Stiga has invested in two large, black halls, linked together with older buildings in an optimal way. A matching padel hall has been built right next door. Stiga is a clear example of many functions under one roof; offices, showrooms, production, warehouse and even wellness if we bring in the padel.

When the quotation work comes up, Patrik states “My experience with LLENTAB is that if you get a cost estimate, that’s where it will also land the end, assuming no changes have been added to the initial specs”.

Towards the end of our visit, we come to that slightly longer project: Tumbo Caravans invested heavily in a new property in 2015, something that would become the Nordic region’s largest caravan and motorhome store. They initially built 7.500 m2, but after only a few years they chose to build 5.000 m2 more. The investment led to an enormous development and Tumbo, always with at least 350 vehicles in stock, today turns over five times more than when the decision to build was made. “It is actually very often, when you have finished building these halls, that the turnover of the business, it becomes enormous” says Patrik and throws out his arms.

Enormous is a word that also fits Tumbo Husvagnar’s property well: Enormously large, enormously well-structured, enormously luxurious exterior and interior. It will be a nice end to our visit and a very strong case for the owners, for Patrik who succeeded so well in portraying their needs and visions and for LLENTAB which is here in one of its best strategic positions: When a hall is to be developed further and new function is added to. As a visitor, you see no joints between the different construction phases, everything looks like it is part of the original plan and was built at the same time.

A large number of solar panels have been installed on the roofs. “We always dimension the roofs of the halls for the weight of solar protection panels, if they are not included in the original plan, they will be added at a later stage,” says Patrik.

When we say goodbye and head for the E20 and the journey back to Kungshamn, we talk for a long time about Patrik and the scope of the projects we visited over two days. It is fantastic to have such partners who, firstly, have an active role in the construction development in their locality and, secondly, also see the potential and the points in a collaboration with us at LLENTAB.
